Answers to your common questions

Am I required to make my property available to Section 8?
Yes, Connecticut Law requires rental properties in which the owner does not reside, be available for subsidized housing.

Are you insured?

Yes, Shoreline Real Estate Group LLC is fully insured.  Insurance information available upon request and will be listed on all Contractual Agreements.

Our In-House REALTOR carries E&O insurance and Liability Insurance.

Are you licensed?
Yes, we have a Connecticut Licensed Real Estate Agent on site.
Property Managers are not required to be licensed as such in CT.
Any repairs Remodeling, REHAB, Home/Building Improvements and construction will be completed though our in-house renovation company, a fully licensed Home Improvement Contractor in CT. 
License information available upon request and will be listed on all Contractual Agreements, and also listed on our website under ABOUT US.

Can I reach you after hours?
Yes, we have an after-hours emergency number in place.

Can Tenants call you directly for maintenance issues?
Yes, tenants, as well as landlords and property owners will be able to submit maintenance requests directly online through our portal or by e-mailing or calling us.

Can you put the money directly into my account?
Yes, we are able to transfer funds or by Chase QuickPay. Other options may be added.

Do I get to see the lease or sign it?
Yes, landlords will have final approval of all leases and will sign all agreements unless otherwise contracted for by our in-house Licensed Real Estate Agent in CT.

Do you sell real estate too?
SREG does not directly sell real estate however we have an in-house Real Estate Agent to service all your Real Estate Needs.*

How and when do I get my checks?
Checks are mailed or directly deposited on a monthly basis or as specified in our negotiable Management Agreement.

How is rent collection handled?

Tenants will have their own personal portal to e-pay, as well as view their payment history online.  Payments may also be sent regular mail or direct deposit.

How long of a lease do you sign?
All Residential Leases in Connecticut are typically 1 year.

How much security deposit do you charge the tenant?
This will be negotiable with the landlord, we will set your preferences in the Management Agreement.

How soon can you start managing my property?
We’re ready when you are!

Is there 24/7 Emergency Maintenance?
Yes, we always have someone on-call.

What type of reports do I get and how often?
This will be addressed at the time of the Management Agreement Negotiation. 

Who holds the tenant security deposit?
Typically, SREG will hold security deposits in an operating account.
